I thought rules and regulations were tightend up on estate agents some years ago re property descriptions. Evidently it has not worked.

I love looking at property for sale on line as you can often get a better idea of the layout etc, if there are floor plans shown. I am so nosey but it's really interesting seeing how people furnish and decorate their homes and there are sometimes lots of pictures and a chance to go into street view from the agents info.

I am waiting for a lottery win so I can grab a lovely ground floor apartment in Sheringham, in an old converted hotel, but with it's own courtyard garden - the rooms are lovely and big and loads of light and with the wrap round courtyard too, it would be perfect for my pots and tubs of plants. it's within walking distance of the sea, (20 mins amble) and would suit me down to the ground.

Good luck with the house hunting, I looked for three years for my last house, and visited dozens of properties.

So I promise to come back and say how I hate being lied to and misled. Fortunately I have dealt with one apparently 'decent' estate agent in my time so I know they are not all conmen or women but when the revolution comes, would I put them on the bonfire along with bankers and politicians? You bet! Jill

On a slightly different fingy but still buying and selling........

My neighbours daughter's father died a while ago and the cash from sale of house to be shared between this daughter and her half sister........so this daughter gets very excited and tells her mum she'll buy her a new car, kitchen, bathroom and central heating as well as a house for herself (daughters self)....fathers house gets sold, so daughter buys hers, then finds that there is a hell of alot to be taken out by inheritance tax....this means that mum is now not getting all the things she had hoped for.......this morning her mum tells us that the house is'nt actually sold subject to contract, nothing signed and the buyers want it reduced by £10,000.....so now all the other plans this daughter had may have to be cancelled....WHY DO PEOPLE start spending money thats not in the bank......:(((((

Merlin, we don't mind doing somewhere up as long as we'll recoup our money on the value. Some properties are wrecks in crap areas and the asking price is ridiculous!

*sigh*

Whatever you do go through the house with a fine toothcomb,also when you view, take a pair of Binoculars with you to view the roof,Flashings and chimney hips. **M**.

I saw a house for sale in the local paper a few weeks ago which was in our road, OH and I tried to work out where it was, a large drive, sweeping views of greenery etc. but had no idea which house it could be.

On my way to work next morning I saw the agents sale sign next to the House they were advertising in the paper.

All I can say is that they must have taken the photo with a very long and wide lens which made the drive look 4 sizes bigger than it was. No wonder we didnt recognise a house that was only a stones throw across the road!

Thank goodness for google earth Sue, at least you can get some idea of what houses/areas are really like.

AmazingGrace08. You,re asking for God.and he does,nt flog houses.estate agents are a breed apart, their only interest is the "Commission" which is quite a lot for what they do. :-S

Completely agree, those that stretch the truth only serve to have their properties struck off from our 'likely' list.

They must be all of a kin....l remmebr being taken to a house that was missing most of the floor boards, cupboards, oven and was absolutely disgusting. really really dirty. The real estate agent commented it iwill be okay, most women like tidying the kitchen....what about the rest of the house I asked (which was in an even worse state of repair) oh..he replied, it might need a new coat of paint....(and what is worse he was completely serious!!!) :-P

I know they are there to sell for the vendor, but I would far rather appreciate an honest agent who only takes the time to establish what it is you want or need and if you are likely to achieve it, rather than waste your time showing you things you either will never be able to afford or is completely removed from what you have asked for!

Vera, who knows how their tiny minds work. I do check up my street.com for crime figs, earnings, how many residents have mortgages, their level of education and the size of their underwear ;-)

We'll end up on a retirement park for the over 60s, at least there wont be annoying brats around ;-)

I remarked recently to an estate agent, about a flat I was buying and had very little choice otherwise, that it was a pity the bedroom was so small to which he rapidly replied 'but the ceilings are high' Still trying to work out the benefits of that.

Maybe you can pick up additional info on those sites which incorporate estate agents details and give info on the community, crime etc and also halve any dimensions they post you. Very annoying after two and a half hours travel.
