When we were relocating we were like you we had at least a 2hr round trip - we stated what we needed - we were not interested in schools - our children were past that but we did need a decent sized garden with good walking nearby - we had a full grown Newfoundland dog weighing about 7 1/2 stone - twice we were directed to houses with postage stamps for gardens. Last one OH exploded to agent in front of vendors for both wasting our time and theirs.

It is stressful enough house hunting without being led up blind alleys.

Sue, don't tempt me :-D

Chris, I just want truthful details. One house is listed with 2 agents, one set of details state: hand basin with pedestal, the other says SPACE for pedestal hand basin - neither have a photo!!!!

We don't mind ripping out kitchens and bathrooms BUT we need to know before we view properties and weigh up the option against the asking price.

It's a very long journey :-|

Reminds me of 30 years ago - had made an offer, was accepted, had a full survey report done and then I got a phone call from the estate agent telling me someone else had put in an offer. I was not amused and told her in no uncertain terms I was not entering a bidding race and withdrawing our offer. Panic - you must talk it over with husband - No I must not as he will agree and put phone down.

I had the vendor's number - rang and asked her what was going on about another offer when we had had a full survey done - she did not know what I was talking about - so I told her that her estate agent had just cost her a sale.

Often wondered what the phone call to agent was like. Never trusted them since! Bought this one privately!

Some estate agents may enjoy "hanging up by their feet and receiving a good whipping with a wet towel" ;-)

hanging up by their feet and receiving a good whipping with a wet towel :-| :-| :-|

I have been looking at house details for over 2 weeks solid and I am sick of the liberties taken with photographs :-S

Lenses that stretch the driveway to double the length, angled shots that omit to include the bus stop, NO front view at all, quoted good sized reception rooms that you couldn't swing a cat in even with the owner's small furniture, photographed cunningly from each end of the room, etc., etc.,

Once I have eventually found the houses on Google Earth, have a good look around then go into street view, it's a wonder my laptop still has a screen :-| :-|

It's a 2 and a half hour drive from here to view houses and my OH isn't going to be too pleased if we arrive at a property opposite a play school, prison, magistrates court, pub etc.,

We are viewing Thursday and Friday, so if I don't appear over the weekend send out search parties :-0
